SEDA New Homes Unveils New Phase of Rouen Cove in Oceanway

SEDA New Homes, one of Jacksonville’s largest locally owned homebuilders, is unveiling their newest phase in the community of Rouen Cove in the fast growing Oceanway area.

“Phase II of Rouen Cove will feature 60’ – 80’ wide home sites, many of which are lakefront or back up to a conservation area,” says Linda Semanik, Vice-President of Sales at SEDA New Homes. “Many of today’s homebuyers are interested in adding a 3rd car garage, and these larger home sites can accommodate that request.”

SEDA New Homes designed this community for the homebuyer who desires the latest in design trends with new one and two-story floorplans that range between approximately 1,800 -2,800 sq. ft. The homes’ interiors showcase elegant features such as functional family rooms, gorgeous kitchens with 42” cabinets, GE stainless steel appliances and solid surface countertops. Other features that buyers will love include cozy lanais, a well-appointed owner’s suite, and an open floor plan that creates a great space for entertaining.

“With prices starting from the low $200’s, Rouen Cove offers great value for the money, with no CDD fees and low HOA dues,” says Semanik.

The Rouen Cove model, the Brisbane II, gives buyers a glimpse of the many options available when choosing their new home. This floor plan showcases over 2,800 sq. ft. of living space with 4 bedrooms and 3.5 bathrooms. The spacious kitchen, which has a butler’s pantry, is open to the gathering room creating an extensive space for entertaining. Large sliding glass doors located in the gathering room provide plenty of natural light and lead to an oversized covered lanai.

With the owner’s suite located downstairs, the second floor offers a refuge for the rest of the family. The stairs lead directly into an open rec room, perfect for an office or entertainment area. The three upstairs bedrooms are generously sized to provide ample living space. One bedroom offers a private bath and walk-in closet ideal for a guest or in-law suite.

Rouen Cove is conveniently located on New Berlin Road, and offers quick access to businesses, shopping, schools, parks and I-295.

SEDA New Homes Now Selling in Clay County at Linda Lakes

SEDA New Homes, one of Jacksonville’s largest locally owned and operated home builders, has returned to Clay County with the opening of their newest master planned community, Linda Lakes.

Located in Middleburg, the neighborhood is convenient to the new St. Vincent’s Medical Center, Oakleaf Town Center and can be easily accessed from Interstate 10 by the Cecil Commerce Center Parkway.

Linda Lakes, at completion, will consist of 122 home sites thoughtfully tucked within the natural landscape.

“Each home site will feature either a wooded or lake view” says Linda Semanik of SEDA New Homes. “We want each home to feel like a private oasis for our residents.”

Privacy is only part of what Linda Lakes offers its homeowners. Residents will have the safety of a gated entrance and enjoy four fully stocked lakes and walking trails that wind through acres of designated parks and green space.

Earlier this year, SEDA broke ground at Lakeside Park, the social center of Linda Lakes. Scheduled for completion in August, this area will feature over three acres of amenities including a pool with cabana, children’s playground, recreational ballfield, fishing dock and pavilion.

Sandy Creek Prepares for Spring Home Buying Rush

SEDA New Homes, one of Jacksonville’s largest locally owned and operated home builders, offers a variety of “Move-In Ready” homes in their St. Johns County community of Sandy Creek.

“We expect new home sales to soar this spring,” says Linda Semanik of SEDA New Homes. “It is evident that the confidence in the market has resulted in an increase of new homes sales. We have been preparing for this upcoming spring rush by building preselected designer homes with all of the bells and whistles that today’s homebuyers expect.”

SEDA has many homes ready now with prices starting from $315,900. Many of these “Move-In Ready” homes offer additional savings, closing cost assistance and are able to close in 30 days.

“As one of the fastest growing counties not only in Florida, but in the nation, it is challenging to keep up with the demand for completed homes,” says Semanik. “But at SEDA, we have the ability to provide a consistent inventory of homes in all stages of construction in order to meet the needs of various buyers.”

SEDA offers a large selection of floor plans in Sandy Creek with square footages that range between 2,152 to over 3,000 sq. ft. with desired features such as open kitchens with large islands and expansive lanais.

One of SEDA’s “Move-In Ready” homes available now is the Valencia D on lot 2A-34, priced at $354,100. This 2,719 sq. ft. home has 4 bedrooms, 3 baths, and a sun room off of the spacious kitchen. This open concept floorplan showcases a bright kitchen with granite countertops, tiled backsplash, walk-in pantry, stainless steel appliances and a large kitchen island. The kitchen is open to the family room, creating a great space for entertaining. The family room has four large sliding glass doors that open to the lanai, allowing spectacular views of the lake.

“Another nice feature of this home is the 3rd car garage, giving the homeowner an abundant amount of storage,” says Semanik.
